Understanding What Goes Wrong
You’ve spotted a patch of damp low down on the wall. Your first thought is likely, “Has my damp proof course failed?” It’s a question we get asked almost daily at mould removal jobs across London.
Before we panic about expensive chemical injections or ripping off plaster, let’s look at what’s actually happening. A Damp Proof Course (DPC) is essentially a barrier. In older Victorian terraces, it might be slate or bitumen. In modern builds, it’s a plastic strip. Its only job is to stop ground water from travelling up your porous brickwork like coffee soaking up a sugar cube.
Here is the honest truth: Total physical breakdown of the DPC material itself is rarer than people think. Often, the barrier is fine, but something else has gone wrong around it.
We visited a flat in Hackney last week where the owner was convinced the DPC had disintegrated. Turns out, a well-meaning builder had plastered right over it during a renovation, giving the water a bridge to cross. The DPC was fine; the plastering was the issue.
The 5 Main Visual Signs of Failure
If ground water is indeed bypassing your defences, your house will usually tell you. It’s not subtle. You just need to know the specific language of rising damp.
1. The Classic “Tidemark”
This is the dead giveaway. You’ll see a horizontal stain or band of discoloration running across the wall. It typically sits anywhere from the skirting board up to about one metre high. Gravity generally stops rising damp from climbing much higher than that.
2. Fluffy White Deposits (Salts)
If your wall looks like it’s growing white crystals or fluff, that’s not mould. Those are hygroscopic salts (nitrates and chlorides) drawn up from the ground. As the water evaporates, the salts stay behind. If you brush them off and they return within days, you have active moisture migration.
3. Crumbling or “Blown” Plaster
Ground salts are destructive. When they crystallise inside the plaster, they expand. Eventually, this pops the plaster off the wall. If your paint is bubbling or the plaster sounds hollow when you tap it near the floor, that’s a red flag.
4. Wet Skirting Boards
Timber in direct contact with damp masonry will eventually rot. Look for skirting boards that are:
- Cracking or warping
- Darkening in colour
- Soft to the touch (poking it with a screwdriver leaves a dent)
- Showing signs of brown or wet rot
5. Damp Patches Even in Summer
Condensation comes and goes with the weather and your heating habits. Rising damp from a DPC failure is relentless. It might look slightly better in dry months, but it never truly disappears because the ground is always wet.
Bridging: The “False” Failure
This is where things get tricky. Many homeowners pay for a new DPC they don’t need because they confused “failure” with “bridging.”
What is Bridging?
Think of your DPC as a moat. Bridging is when someone accidentally lowers the drawbridge. The water doesn’t go through the DPC; it goes around or over it.
Common causes we see in London properties:
- Raised Patios: Someone laid a new patio outside that is higher than the DPC line. The rain bounces off the patio and soaks the brickwork above the protection.
- Cavity Debris: Over decades, mortar droppings and rubble fall inside the cavity wall. This pile of rubbish eventually reaches above the DPC, allowing moisture to cross from the wet outer wall to the inner wall.
- External Render: If the render on the outside of your house runs all the way to the ground, it can act as a wick, pulling water up past the DPC.
If you have bridging, injecting a new chemical DPC won’t fix a thing. You have to remove the bridge.
The Salt Factor: Why It Matters
Distinguishing between condensation and rising damp is arguably the hardest part for a non-expert. Here is the science bit made simple.
Condensation is pure water (distilled from the air). Rising damp is ground water. Ground water is salty. It contains soil minerals.
If you have black mould (Aspergillus niger) growing on the damp patch, it is highly likely to be condensation, not rising damp. Why? because rising damp brings up salts, and those salts actually kill mould bacteria. It is very rare to see heavy black mould growth directly on a patch of genuine rising damp. You might see it higher up the wall, but rarely in the salty zone.
Stop Relying on Cheap Meters
Those two-pronged moisture meters you buy online for £20? They measure electrical conductivity. Do you know what conducts electricity really well? Salts. A dry wall with high salt content (from an old issue) will beep loudly and tell you it’s “wet.” Trust your eyes and nose more than cheap gadgets.
Simple Checks You Can Do Today
Before calling us, grab a torch and take a walk around your property.
Locate the DPC Line
Look for a black line in the mortar joint or a slate layer about 15cm (two bricks) above ground level. Is it visible?
Check Ground Levels
Has a flowerbed, driveway, or decking been built up against the wall? If the ground is touching the bricks above that DPC line, you’ve found your problem.
Inspect Air Bricks
Are the air vents at the bottom of the wall blocked by leaves, mud, or plastic covers? Blocked ventilation creates a humid sub-floor, which mimics rising damp.
When to Call Mould Removal Specialists
Sometimes, visual checks aren’t enough. If you’ve checked the ground levels and cleared the vents but the wall is still wet, you need a professional investigation.
We don’t just guess. We use calcium carbide testing or gravimetric profiling. This involves taking a tiny sample of the masonry and drilling into the wall at different depths to weigh the moisture content accurately. It’s the only way to be 100% sure if it’s DPC failure or something else.
Ignoring it isn’t an option. Damp walls lose heat 30% faster than dry ones. You are essentially paying to heat the street outside while your timber joists slowly rot.
Common Questions About DPC Failure
Can a DPC fail after 20 years?
It depends on the material. Modern plastic DPCs rarely degrade that fast. However, bitumen or felt DPCs used in the mid-20th century can become brittle and crack over time due to building movement. Slate DPCs (Victorian) are incredibly durable but can crack if the house settles.
Does insurance cover DPC failure?
Usually, no. Most building insurance policies classify rising damp as “gradual deterioration” or wear and tear. They generally cover “escape of water” (burst pipes) or storm damage, but not the slow failure of a damp course.
Is chemical injection damp proofing effective?
Yes, but only if the preparation is done right. The old plaster (containing salts) must be hacked off up to 1 metre, the wall injected, and then re-plastered with a salt-retardant additive. If you just inject the wall and leave the old salty plaster, the wall will stay wet.
Can I just paint over the damp patch?
Please don’t. Damp seal paints are a temporary sticking plaster. The water pressure builds up behind the paint until it blisters and bursts through, often making the patch bigger than it was before.
Getting It Sorted
Damp proof course failure sounds scary, but it is a manageable problem. The key is correct diagnosis. Spending thousands on a new DPC when the real problem is a blocked drain or a high flowerbed is a painful waste of money.
