The Paradox: Why New Homes Are Mouldier Than Old Ones
It doesn’t make sense, does it? You’ve just moved into a pristine, glass-fronted apartment in Stratford or Nine Elms. It’s brand new. It cost a fortune. Yet, six months in, you’re staring at black spots blooming in the corner of the utility cupboard.
We see this every single week at mould removal jobs across the city. In fact, nearly 40% of our calls now come from residents in buildings less than five years old.
Here is the problem: Modern London flats are built like plastic bags.
To meet strict energy efficiency targets, developers make these buildings hermetically sealed. They wrap them in insulation and seal every gap to keep the heat in. This is great for your heating bill, but it’s a disaster for moisture. In a draughty Victorian terrace, moist air escapes through the floorboards and chimneys. In your new build? That moisture has nowhere to go unless the mechanical ventilation works perfectly.

Why Your Fancy Ventilation System Isn’t Working

1. The “Off” Switch
It sounds silly, but many residents turn these systems off because they make a low humming noise or create a slight draught. Please don’t do this. If you turn off the ventilation in an airtight flat, you are essentially living in a Tupperware container. The humidity from your breathing, cooking, and showering builds up within hours.
2. Installation Errors
We visited a flat in Canary Wharf last month where the mould was rampant in the bathroom. The tenant was clean, kept the heating on, did everything right. When we looked above the ceiling hatch, we found the extraction ducting was crushed flat under a heavy cable tray. The fan was spinning, but it wasn’t pulling any air. The moist air was just recirculating back into the room.
3. Undercut Doors
For these systems to work, air needs to flow from “dry” rooms (living room, bedroom) to “wet” rooms (kitchen, bathroom). This requires a 10mm gap under your internal doors. If you’ve fitted thick carpets that block this gap, the airflow stops. The bathroom fan tries to pull air that isn’t there, creates a vacuum, and fails to remove the steam.

Where Mould Hides in New Builds
Unlike older houses where damp rises from the ground, new build mould usually forms where the air circulation stops. Check these spots:
- Utility Cupboards: Often unventilated, housing a hot boiler and a wet washing machine. It’s a tropical jungle in there.
- Behind Blinds: Blackout blinds trap condensation against the glass. You pull them up in the morning to find black spots on the rubber seals.
- Ceiling Corners: Even in new builds, corners are often “thermal bridges” (colder spots).
- En-suites: Often internal rooms with no windows, relying 100% on that fan working.
A Note on “Thermal Bridging”
Sometimes, developers rush the insulation. If there’s a gap in the insulation layer inside the wall, that spot gets cold. Warm, moist air hits that cold spot and turns to water. If you have a random patch of mould in the middle of a wall, this is likely a construction defect.

It’s likely a defect if:
- The mould is in a straight line or specific geometric shape (suggests missing insulation).
- Water is penetrating from the outside (cladding issues or balcony leaks).
- The ventilation system was never commissioned properly (very common).
It might be lifestyle (ventilation) if:
- You dry clothes on radiators (please stop doing this!).
- You keep the vents closed.
- The humidity in your flat is consistently above 60%.

Look at the round plastic vents in your ceiling. Is there a grey ring of dust around them? That dust blocks airflow. Wipe them clean with a damp cloth. Check the filters in your MVHR unit (usually in a cupboard) every 6 months.
Trickle Vents Open
Those little plastic slots at the top of your windows? Keep them open. They are designed to let a tiny amount of fresh air in without cooling the room down. They are vital.
Manage the Moisture Source
Cook with lids on pans. Run the extractor for 15 minutes after you shower. If you dry clothes indoors, do it in a small room with the window wide open and the door closed.
